1st Time Homeowners

We’ll close on our first house next week. We’re full of excitement and stress, of course, as we enter the world of home ownership. Having lived in a rental homes for years and taking extremely good care of them we know it takes a lot to maintain a home. It’s just now we can’t call up our awesome landlords when something breaks.

We close July 12 and begin work on the house before officially moving in at the end of the month. Oh the work we get to do. First, this home is structurally solid and has an excellent layout/location for our family. That was key to get within our price range. It’s a four bedroom, 2 bathroom, 2,400 sq ft home. The 1950s house is a one owner home which is extremely rare. We took this to mean it was well cared for but not updated. We’ll get to spend a lot of time updating the house. Our list includes refinishing wood floors, painting, replace deck (next summer), ground wiring, new appliances, insulate attic, update plumbing, and a few more. We’ll have plenty of weekend projects that we look forward to tackling.

Our official house search started five months ago. We knew we would be in the Seattle area for a long time and we had enough funds available to get in the game. Unfortunately for us the market had just turned from a buyers to sellers market. As the months went by our supply dwindled as home prices rose but not our budget. We toured a lot of houses, made offers on 5 houses, had an offer accepted on a short sale fall through a month later, and played the game of competing against 5-10 other offers on each home. It was intense. But in the end, before interest rates rose above 5% and the housing supply grew even smaller in our price range, we prevailed with a great home!
